No Tvs or Microwave but WiFi, campfire ring, BBQ grill full kitchen/bath with outdoor picnic area. The grounds also have a playground, basketball goal, volleyball net, and river access. Beautiful sunsets and view of the hills, also hiking. Each cabin has queen bed, full loft, full futon couch, covered porches. We also love our guests’ fur babies!

This peaceful cabin is centrally located in the Texas Hill Country, close to Garner State Park, Lost Maples State Park and Hill Country State Natural Area. Drive through the Hill Country on the Twisted Sisters, enjoying the beautiful scenery and wildlife. Close by, you can enjoy floating or swimming in the Frio River and the Sabinal River at the Utopia Park. Utopia has a renowned golf course featured in the movie Seven Days in Utopia. Concan 20 miles away also has a golf course.

My place is close to family-friendly activities, Garner state park (3 miles), Lost Maples state park, Frio river crossings, Leakey, Concan, Utopia, Kerrville, Uvalde, three sisters bike roads. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets), Pets are an additional $15 per pet, per night. Pets Fees billed after you book, b/c there is no option on Airbnb. The Cozy is located towards the front of our 17 acres about 75 ft from Hwy 83.

This tiny home is close to the river, yet away from the busy crowds. Filled with plants, and lots of windows, The Greenhouse is your perfect Frio River home away from home. Our property is near the highway so there is a bit of road noise. We’ve built a 10ft cinderblock wall at the front of the property to help with the noise.
