Spend a day outdoors. relax in the 6 person Hot Tub, light a fire outside or curl up by the fireplace. Chef's kitchen, Air conditioned rooms. A fenced front yard is ideal for those with kids or pets.

Cupcake Cottage! 1838 renovated barn, with views.

Close to Belleayre and Plattekille for winter skiing. Open for two night rentals from January-May. New 2026: Kitchen Aid Stand Mixer. Cupcake Cottage has had a total renovation: the same light, charm, and views remain but inside there is a new kitchen, flooring, and heating system. And outside, a new deck and porch configuration, windows, siding, roof and dormers. The house is an 1838 barn with old beams and rafters, and modern finishes of hemlock, red oak, and western red cedar throughout.

The Lily Pad

The Lily Pad is a comfy one room king bed cottage with a porch overlooking the pond. A private full bath is 30 steps away (attached to our home for plumbing purposes, but you have a private entry). The paved path is well lit. The cottage is insulated, heated,air conditioned, has electricity,Wi-Fi, and a smart tv to be used w/ your own accounts. Fishing pole provided. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want to interact or need anything.

Franklin is an amazing location for exploring the West Catskills and includes many breweries, restaurants, hiking trails and antique shops. We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

Crows Nest Mtn. Chalet

Elevated into the Mountainside, Crow’s Nest looks out onto a spectacular view of the Catskill Mountain range of Belleayre. Grab a cup of coffee and watch the sunrise from the back deck or bask in the glow of the sunset while relaxing in the hot tub or hammock.
