Access to an 12 acre property for walking in nature and just an all around peaceful experience join us at our guest house between the creeks! We do have an in-ground pool you are welcome to use, it is a shared space with our family so we may be in it but you are always welcome to take a dip even if we aren’t around! Enjoy a sunset from the private porch off of the two bedroom loft. Walk our private trails and watch a sunset from the dock. You can request a camp fire or outdoor movie on our screen for your family's entertainment. Plenty of room and relaxation to be had here! You will have access to a pavilion with kitchen, BBQ grill and outdoor seating.

The Lily Pad

The Lily Pad is a comfy one room king bed cottage with a porch overlooking the pond. A private full bath is close but not attached (attached to our home for plumbing purposes, but you have a private entry). The paved path is well lit. The cottage is insulated, heated,air conditioned, has electricity,Wi-Fi, and a smart tv used with your accounts. Fishing pole provided. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want to interact/need anything.

This enchanting carriage house is tucked away a mere five minute drive from the Beaverkill River and about 10 minutes from the hub of the town of Roscoe. Guests have access to the upper dwelling of the carriage house that shares acreage with the main house. Guests can walk the land and explore nature. There is a garden with seating nearby, a pond, a stream running through the property, and a fire pit that guests can enjoy. Perfect get-away spot for a couple that wants to explore the area.

We invite you to enjoy our renovated guesthouse, once the milk house on a productive dairy farm in the mid-twentieth century. Our secluded property is on a peaceful country road, yet central (~15 minute drive) to the main streets of Callicoon, Livingston Manor, Roscoe, and Jeffersonville, all worthy of exploration.
