Tucked away in the Suffolk countryside, our recently renovated cart lodge is a peaceful and cosy hideaway, perfect for a relaxing rural escape. With open views across fields and gently rolling farmland, it’s a place where you can truly switch off and enjoy the slower pace of country life. The location is wonderfully convenient yet feels delightfully secluded. Pretty Suffolk villages, welcoming country pubs and local farm shops are all close by, making it easy to explore without travelling far.

A unique, Grade II Listed retreat in the heart of Hadleigh. Self-contained annexe with exquisite views of St Mary’s Church, the fifteenth-century Guildhall and Deanery Tower. Quiet rooms, a walled courtyard garden with secluded dining area, and everything in Hadleigh’s historic cluster moments from the door. Breakfast delivery from local deli by arrangement. Easy to get to by bicycle (secure storage), public transport (bus from Ipswich Stn) or car. Overnight EC charging available on request.

The Granary - Wasses Farm

The Hay Barn, with its wonky beams and wood-burning stove, sits peacefully among acres of rolling farmland, moments from some of Suffolk’s most iconic sights, including Sutton Hoo - featured on Netflix’s The Dig. Wake to the splashing of wild mallards on the pond, pick juicy plums from the orchard, and set off on an adventure across the fields. Perfect for walking, cycling, exploring or simply hiding away.

Peacock Barn is nestled in the grounds of the historic Grade II listed Spider Hall in the heart of Constable Country and Brett Vale, an AONB. Located at the end of a 1/4 mile long private drive way the property is completely self-contained with large bedroom, bathroom, kitchen and sitting room with French window access on to a private lawn with access to 7 acres of grounds. The only sound is often the church bells of Shelley half a mile away. 4 footpaths in to the AONB are a step away.

The Ivy Hut

This charming Grade 2 Listed spot has a style all of its own. Tucked away in an Area of Outstanding Natural Beauty close to the Suffolk/Essex border in the Dedham Vale between the villages of Stoke By-Nayland and Polstead, the Ivy Hut is a self-contained en-suite annex with its own entrance, sofa bed for a third guest and kitchenette. With endless cultural and historical points of interest nearby plus incredible walking and cycling trails, this is a stunning spot to switch off and relax.

The Old Stables. Detached and full of character

On the Suffolk Essex border surrounded by fields, trees, and plenty of wildlife lies our old late 18th century stable building. Just 5 minutes off the A12 and you are in a different world. We live in the thatched Farm Cottage, the oldest part dating back to the 15th century and the stable is situated at the end of the drive. Excellent location for cycling (on the National Cycle Route 1), or visiting Jimmys Farm just 4.9 miles up the road. Walking is a must or just relax and unwind!

A beautiful large farmhouse, dating from approximately 1600 and listed Grade II, in acres of idyllic gardens and overlooking a mile-wide river estuary. There is direct access from the bottom of the garden onto the ‘sea wall’ along the river, for walks and wonderful birdwatching. There is a duckpond (fenced) by the house and chickens (collect the eggs), and a large summerhouse with veranda in the garden, as well as a paddock of alpacas!

About a 20 minute walk into Hadleigh, which has a selection of pubs and restaurants.
