Rollen Cottage has the wow factor, traditional & tastefully refurbished limestone cottage ideal for family & friends all year, situated off the beaten track 1.5 miles from the village of Arnside easy access to the nearby Lake district. Comfy beds sleeping up to 4, Both bedrooms are ensuit and very comfy one bedroom can be split to a twin (with notice), the cosy lounge has comfy leather sofas in front of a large TV and multifuel burning stove, the dining kitchen and utility is amply stocked.

This newly renovated cottage offers some real home comforts, after a hard days walking, golfing, sight seeing you can relax into the comfy leather sofa's in front of the fireside stove and enjoy a nice glass of wine in front of the Modern 42" Smart tv, the lounge is spacious with ample seating for 4 adults, the kitchen and utility room have all the mod cons, integrated Fridge freezer, dishwasher, oven, ceramic hob and extractor, microwave, the traditional kitchen table has seating for 4 adult. the utility encorporates the washer and dryer. sample modern kitchen unitsview the beautiful scenary the first floor offers over the lakeland fells and towards Arnside, both bedrooms are ensuite the first bedroom is the smaller, it has traditional oak bedroom furniture, the bed is king size and can be split to a twin more ideal for children we need notice of we are preparing a twin the showeroom has a larger than average shower enclosure, toilet and sink, there is a a back light to the bathroom mirror that acts as a night light. Bedroom 2 is the larger bedroom has a 6 foot bed ample storage for clothes and a wow factor bathroom. There is off road parking for two guest cars.

Cottage guests have open access to the driveway and lower garden area.

Like all areas there are parking discs that can be used where permitted, usually we leave some in the cottage but they are available in nearly all shops and eateries in the locality.
Nearest Shopping Arnside Londis, top shop Spar or Booths at Milnthorpe, excellent butchers in Booths or Milnthorpe Butchers opposite Milnthorpe Square or Nick Burrows at Silverdale opposite Cinnamon Indian Restaurant.

Mobile networks Voda phone is very good at the cottage but other networks are not so good I believe there is an app you can get to improve your mobile connection.

Transport - A car is really necessary if you are looking to travel around the area.

The cottage reserves the right to forthwith terminate any letting in the event that the hirer or any of the hirer’s party cause any deliberate or negligent damage to the property being let, behaves in such a way to cause or constitute a nuisance to adjoining properties or have more people staying in the property than listed on the booking form. In such cases the hirer shall remain liable for the cost of any damage or outstanding rental and shall not be entitled to a refund. Please we are in a rural area no fireworks.

A very well appointed cottage. The interior finished to a high standard with everything you would want for comfort & convenience. Both private and close to South Lakes for touring. A big thank you to our host Carol for her warm and caring reception.

Towels, Bedding, Welcome pack & Toiletries are supplied for your comfort, Tea Coffee Fruit Juice Milk are waiting for your arrival to help you chill into your holiday. Washing up liquid, dishwasher tablets, toilet and kitchen rolls, kitchen towels etc are provided so tick them off your list to pack. Cleanliness the cottage is cleaned to a high standard in anticipation of your arrival, it is important for the cottage to tell you that the carpets are clean professionally at least every 12 months, all quilts and pillows are regularly cleaned, pillow protectors are changed at every changeover without exception, the property is managed by the owners Carol & Bruce who are easily contacted but are respectful of your need for privacy.

Hello there, I moved to this area in 2001, I have shared a passion for the area since childhood holidays as have my family. I took the leap in 1991 to relocate from East Lancs in 1997, to Kirby Lonsdale. In 2001, we relocating to Rollen Court in the Hamlett of Carr Bank over a number of years we renovated Rollen and in 2006 were had company, my Sister Michelle and familly relocated as a "stepping stone" .In 2012 they found thier ideal place. In the in between period we were able to invest in Carr Bank cottage in the same respect we renovated Carr Bank Cottage from a 1.2 bathroom & 3 bedroom property to a 3 bathroom & 4 bedroomed cottage which ticks the box for all any issues just call me. We love families and walkers thank you for your time.
