This home and location have so much to offer!! Plenty of room to have a large group and so much to do close by! You are only a short Uber ride away from all that downtown Cincinnati and Covington have to offer. Fine dining, bars, sporting events (Reds and Bengals), concerts and plenty of entertainment for the kids with the Cincinnati Zoo, Newport Aquarium, and Kings Island close by. Just a short ride to the Ark and Creation Museum. You will certainly appreciate the close proximity to everything!

The house offers a nice open layout with almost all new furniture. There is a large front porch to relax on as well. There are 3 large bedrooms and two full baths. If there are more than 7 people, we have a few fold up twin beds that we will have setup and ready to accommodate your large group.

The basement is off limits to all guests. If anyone is staying more than 3 days, they will have access to the washer and dryer in the basement. There are absolutely no parties at the house. If we find out that there is a party at the house or any additional guests that were not registered, you will be asked to leave immediately and receive no refund.

- Please treat our house as you would treat your own. Enjoy yourself but also be respectful of our house and personal property as well as the neighbors. No illegal drugs and no smoking in the house or out the windows. Washer and dryer available to guests staying more than 3 days. Please put everything back where you found it and put all dirty dishes in the dishwasher and all dirty towels in the hamper. Please put take out all trash to the garbage outside when you leave. Absolutely no parties at the house and no unregistered guests. If there is anything else you need, feel free to call.

Rob was a great and responsive host leading up to our stay and when we had questions while staying out the house. The house is a little off the beaten path, but was still just minutes from Cincinnati, while still being nice and quiet at night to rest up for more exploring and fun. The house was big, and full of space for our large group with a baby in tow.

Our first AirBNB experience – and maybe our last. Labor Day 2017 visit to Cincinnati area. PROS House is centrally located to the places we wanted to visit. Generally equidistant to Ark Encounter, Creation Museum, and Cincinnati Zoo. GPS-wise, it was perfect! Plenty of sleeping room to accommodate our group of 8. Though we spent very little time in the house due to our itinerary – mostly we just slept there – there was adequate room for us. Which isn’t easy to find at this price. Nice new deck in back with lots of seating. Newer grill on deck. Newer deck furniture. New siding on the house. Obviously care has been given to the exterior part of the house. Well done here! The street that the house sits on was quiet and the one neighbor we met was super-duper nice. Wifi is good. Rob was accommodating during the reservation process. In separate change requests, I asked to increase our party size (to 9) and then needed to reduce our stay (by one night). Each time, Rob promptly approved the changes, smooth as clock work. Bravo! When I learned that one of our party would not be joining us, I didn’t do another change request to lower our number back down from 9 to 8 guests --- Rob had been so accommodating, I thought it was reasonable to pay “extra” rather than ask for yet another change. At this point in the process (i.e., prior to our arrival), I was very appreciative and excited. CONS I’ll cut to the chase: the overwhelmingly positive reviews for this AirBNB are skewed. I don’t know how it happened (I have my suspicions), but the 5 star reviews are just silly. The house has strengths for sure (covered above and below), but this is certainly no “5 star” level stay. To suggest otherwise is patently ridiculous. I’m not sure I’ll ever trust AirBNB reviews again. It appears some people are gaming the system, trading good host reviews for good tenant reviews. As I told Rob, I will not be doing that. Where to start? The home last sold for $40,000 ... and once you arrive, you will have that "a-ha" moment realizing why. Look this up for yourself. It’s public information. The house is in okay shape at best. Gaps include: non-working storm door, front porch railing barely attached at the base (be careful), visibly stained carpets, something gross under a pillow on the leather sofa (vomit maybe?), a broken coat rack, a floor heating vent with an exposed sharp edge (cut my mom’s foot, though not terribly), damaged kitchen linoleum, a first floor bathroom that can be hard to escape, limited electrical outlets, a TV antenna that doesn’t really pick up anything, and an off-limits basement (we were there > 3 nights, so we were allowed laundry access, but decided against doing laundry because . . . well, because GROSS! I now know why the basement is off limits!). Also, based upon a breakout...

Wow! Where to start after that? First off, we have a notebook in the living room that asks guests to leave their feedback and Mark left a GREAT review at the time they left. I would be Happy to post a picture of his handwritten feedback on here if there was a way! Mark is upset because I asked him why my ceiling was hanging down in my dining room when my wife got there to clean it. There is only one obvious answer to why water was leaking into my first floor from the second floor and that is because the bucket that the portable a/c unit drains into was overflowing when my wife got there. There was also a big coffee stain in the carpet that was not there. I asked Mark about both of these things and he acted like he had no idea what I was talking about, although he told me later that he took pictures of the damage. Why take pictures of it but not tell me about it? We do have central air in the house, but the upstairs stays a little hotter so I added a portable a/c unit. There is a sign on it that asks guests not to move it and to only run it when they are in the room and to check the bucket daily to make sure it is not full and dump it when needed. I agree that this isn't the ideal situation for a guest, but I want them to be comfortable when sleeping when it is hot (only needed in the summer months) in the second floor and I think this is the best alternative. I don't know why Mark thinks that bringing up the price I paid for the house in the crash of the market matters? I paid what I paid as an investor that saw value and potential in a house that could be nice. Since my purchase in 2008, I have put over 30k into the property as well. Mark saying that I am somehow "gaming the review system" is absolutely ridiculous. I don't even know how someone could rig the system. I have personally never stayed in an airbnb (only because I started hosting 5 months ago and have not gone out of town and had the need to do so yet) so it's certainly not me trading good reviews with people. Every review that I have (almost all of them very positive) came from someone that I didn't know giving their honest review of the place. Mark is just trying to make me look bad because he didn't want to take ownership of his (or his groups) actions. I never even asked him to pay for anything, I just wanted to know how/why it happened and he flipped out. Mark commented that the house was not clean and that is also completely false. Read all of the prior reviews. Almost every one of them comments on the cleanliness of the house and my wife spends a lot of time between each guest to insure that it is very clean. I will be the first to admit that the house is not perfect. There are little flaws here and there and things that we are gradually upgrading as more people stay with us and we are able to put the money back into the property. The thing that makes me the most upset is that Mark left a great review at the house and is only leaving me a bad review on the site because he got questioned about things that were his fault and I guess this is his way of dealing with it. I would ask that guests reading this review considering staying with us, take into consideration all of the other reviews out there and take this one for what it's worth. Mark's review when leaving the house vs. the review Mark left after being questioned about damage done to my property are completely opposite. Again, our house is not perfect, but we take pride in making sure it is clean and comfortable for each guest!

Overall a great place to stay for a family or group. The back deck was an excellent place to hang out. Be aware that the stairs to the second floor are steep. We had to change our sleeping arrangements because we didn't want to risk an 18 month old falling down the stairs. The upstairs bathroom & shower was very clean!

This was a perfect place for our family to relax and unwind while visiting some of the attractions in the area. There was lots of room for sleeping and we really enjoyed the front porch and back deck with patio chairs! Would recommend this home and airbnb to our family and friends!

Rob's place was awesome! More than enough space, very clean house, nice quiet neighborhood, and pretty darn close to everything. He even leaves a binder with some cool places and restaurants to check out during your stay. It was a nice touch. I didn't need anything while I was there but his communication was great too. I would definitely stay here again if I'm ever in the neighborhood.

I am a Realtor in Northern KY and have a few rental properties that I take care of as well. This is my first experience with airbnb, but have heard nothing but good things about it!
