This 4 bedroom home with office that can be converted to a bedroom has natural wood everywhere, is very private with a great kitchen, beautiful rustic grounds, lots of interesting music art and a very nice vibe. We keep the place spotless and have a couple of pack-n-plays and a high chair.

PARKING AND HOUSE RULES

By making a reservation on airbnb, Guest agrees to the following house rules:

Important: The dwelling is located on a private lane and parking etiquette is important to us. Guests must park on my property only and there is a limit of four vehicles at any one time, even for any short-term visitors. Also, because the lane dead-ends, I ask that guests use my cottage carport to turn around. My neighbor's driveway is convenient but please do not use it. They have kids running around their property and the lights flash into their house at night. Thank you in advance for this courtesy to my neighbors.

HOUSE RULES:

1. No smoking, whatsoever, anywhere on the property. Evidence of smoking may result
in loss of deposit.

2. No additional overnight guests without prior written approval; all visitors are the
responsibility of Guest.

3. No parties or groups without permission. If you plan to have more than 4 additional
people over at any one time, please call me in advance to discuss details, thereby
avoiding parking and other issues and possible loss of deposit.

4. Guest agrees to respect our neighbors and to curtail loud outdoor activities by 9 PM.

5. No pets without written permission. Evidence of pets without permission may result
in loss of deposit.

6. Please do not move any art for any reason.

7. Homeowner is not responsible for any accidents, injuries or illness. Homeowner is
not responsible any for loss of valuables or belongings. Guests expressly assume the
risk of any harm or loss, whatsoever, arising from their use of the premises or others
who may use the premises during the term.

8. Guest agrees to use all appliances only for their intended uses, and to use all the
property and furnishings appropriately and to keep them in good order.

9. Owner’s Closet: I have a small unlocked maintenance closet adjacent to the office
with tools and cleaning and maintenance items, including chemicals. Please keep kids
out of the closet.

10. Parking: Property is on a private lane. A maximum of four vehicles of any kind are allowed on the lane at any time. Please park off the black top parallel to the lane.
Guest agrees to limit vehicles to four and to park only on owner’s property, no exceptions. Property ends at the carport. Do not park on or near neighboring properties or block their rights of way.

11. Vehicle Limitations: Please, no trailers of any kind, semis or other larger than pickup-sized trucks, RVs, motor homes or other oversized vehicles without owner permission in writing, in advance. Also, motorcycles must be operated quietly.

12. The carport is reserved for owner use. Please do not block the carport.

13. Checkout: Checkout is 11AM. Please leave the key under the doormat.

14. Departure: Please run the dishwasher. Doing a load of towels would not be frowned upon but is not required.

Check dryer and drawers for belongings, particularly chargers!

Please do not hesitate to call me any time for any reason. No reason is too small.

I am Mike Farrace, born in Berkeley, raised in Antioch and a Sacramento resident since 1972. I worked as a VP for Tower Records for almost 30 years, working in stores, publishing magazines and starting our Internet business in 1995. I spent much of that time traveling around the world on Tower business, collecting stuff, much of which I display in my exceptional rental abodes. These days, my full-time job is selling rock art and photography. I offer two excellent dwellings, a charming studio cottage and a four-bedroom, vintage craftsmanly bungalow, both in one of Sacramento's greatest neighborhoods. Both feature great vintage rock poster art and photography. I love doing this and encourage you to comment or ask questions about your stay or, in fact, anything. I will respond promptly and enthusiastically. I want to be a great host.

I don't mind interacting with guests, but I don't do it unless invited. I live in a cottage in the back of the property, and my office is five minutes away, so I am always available if needed.
