Light, open-plan with grand proportions, this fab 4-storey house can sleep up to 8 (plus cots) and is just a ten min walk from the city centre. It's on a quiet street with great amenities close by.

We live in a magical house that's moments from the centre of Brighton but in an extraordinarily quiet location. The house has grand proportions, tons of light and an incredibly warm feel. You couldn't have anything but a peaceful night's sleep and a restful, happy stay. With lots of room you can easily hang out together, or squirrel yourself away for some privacy.

Please note we've been undertaking lots of renovations over the last 12 months so the house looks a little different than it does in the photos (better, we reckon!). We will add new photos soon.

Please read through the information below. If you'd like to make a booking, please send us a short message telling us a little about yourself and your reason for visiting. We're always more than happy to answer any further questions.

Boring but important (and what everyone always asks about!):
- PARKING: We can only provide parking permits for one car for the length of your stay. Read our FAQ below to find out about alternative parking options.
- CHECK IN/OUT: Usually 5pm in and 12 noon out but we can be flexible.
- BEDDING: We provide sheets, towels, duvet covers and pillow cases.

Now onto the fun stuff... the house!

The house:

The master bedroom is in the loft, with a kingsize bed and an ensuite bathroom remodelled in 2017, now with claw foot bath, toilet and shower. The bedroom has a door leading out onto a fire escape—perfect for star gazing at night, or sunbathing (with some cushions) by day. There are no curtains or blinds in the loft bedroom because the way the windows work there, so bring eye masks if you require them during the summer months!

The second floor has two bedrooms: a lovely double room with a window onto the street, as well as a smaller room with bunk beds that looks into our garden.

There's the main family bathroom on this landing, recently remodelled (so looks different to the photos). It now has a separate shower and a freestanding bath, plus Fired Earth floor tiles (with underfloor heating for the winter months).

The upper ground floor is home to our light, open-plan dining room and adjoining kitchen. We've recently switched these two rooms around, so there's more space in the kitchen and the dining room now has new windows and double french windows leading out onto the deck. This is the heart of the house, perfect for large groups or families to eat together, play games, or just hang out. There is also our sitting room, with a record player (bluetooth enabled) and comfortable sofa and chairs, and working fireplace. It's the perfect place to unwind with a book at the end of a long day. If you need a private fifth bedroom, we can put a double air mattress in here for you.

At the back of the dining room there's a door to a small balcony with a table and chairs for al fresco breakfasts and lunches. Steps lead down to the garden below.

On the lower ground floor you'll find our home office, with two desks, a printer, you can use the room for your own work should you wish. Next door you will find the library/fourth bedroom. The bed is a new double sofa bed. This room also houses another TV, and has direct access to the garden (and hammock and BBQ).

On this floor you will also find the laundry room/third bathroom with a rose-head shower, and there's a toilet too, so those staying down here have their own fab bathroom!

The garden:

There's a large table and chairs under the grape vine in the garden. You'll also find a hammock, fire pit and BBQ. And down some secret steps you'll find a second garden with a climbing frame and slide and trampoline—it's the perfect size for a game of volleyball, or a small game of football.

We feel extremely lucky to have found this house and turned it into our family home, and we are excited to share it with people who will appreciate and respect it as much as we do!

Here are some responses to Frequently Asked Questions:

1. Does the place suit families?
This is an ideal family home. We have two boys, so we have lots of toys available for other babies, toddlers and small children. We also have a high chair etc and can help source anything else you might need if you are travelling with young children.

2. We're coming for a stag/hen party—is that cool?
Whatever the reason you're coming to Brighton, we'd be keen to welcome you. However we live in a residential neighbourhood so we ask all guests to keep noise to a minimum after 10pm. But if you're coming for a stag/hen party, you'll most likely be out on the town till the early hours, so it's all good.. :)

3. What are the check in/check out times?
We typically ask you to check in after 5pm and check out by 12pm. But we can be flexible so if you need anything different let us know.

4. Will you be there?
No! We'll be away. This is our family home, so we'll be out of it while you rent the full thing. We'll send you information on how to get into the house when you arrive, and will always be at the end of a phone/email should you need anything while you're with us.

5. Is there parking available?
We live in a residents' parking zone. So we can offer you visitors' parking permits (£3 for one car per day). Due to restrictions on how many we can order per calendar year, we can only offer this for one car per booking. There is free parking within a ten minute walk of our house. You can also pay for on-street parking on our road or nearby, it's about £8 per day. In short, parking in Brighton is a nightmare and we thoroughly recommend coming via train or other transport!

6. Can you recommend places to eat/drink/shop/walk/hang out?
Yes! We've got a stash of great ideas of what to do once you're here, including our local favourite places to eat/order takeaway, and things to do. You'll see them in the welcome pack when you arrive.

7. What if we break/damage something?
Stuff happens! Firstly, tell us about it. We will use money from your Airbnb deposit to replace/repair it. We do have some fragile rugs and expensive upholstered furniture, so if you're worried about spilling things on them, stick to white wine ;) Please if you spill anything on anything DO NOT ATTEMPT TO CLEAN IT YOURSELF! Unfortunately one group tried to do this, ruined a handmade, natural dye rug, and had to pay a huge amount to replace it. Instead we will have it professionally cleaned and take that (relatively small cost) out of your deposit.

8. Do you accept pets?
Yes! We have two dogs ourselves so we are very happy for people to come and bring their pets. We just ask that they don't sleep on the beds/sofas (unless you bring your own with you).

9. How do we get there from the station?
There's a v quick, easy and free option, which is to take a train from platform 7 or 8 at Brighton's main station (checking that it stops at London Road). They leave pretty regularly, and the London Road stop is the first, just three minutes away. Out of the station, walk past the Open House pub, and our house is down the street. You of course can also take a taxi, or walk from the main station (about 15 mins).

10. Do you rent it out long term?
We don't tend to rent it out for more than 2 weeks at a time apart from summer holidays. Please get in touch if you're interested in any booking longer than 3 nights, as we'd have special rates.

11. Do you provide bedding etc?
Yes we do. Sheets, duvet covers, pillow cases, towels and tea cloths. We have a mix of down and synthetic pillows and duvets, so if you're allergic I'd recommend you bring your own.

We've lived in Brighton for ten years since moving from Oakland, CA. This neighbourhood has everything we could wish for. There's the biggest park in Brighton (Preston Park) just a five minute walk. The best deli (Arkwright's) is at the bottom of our road and there's a large Sainsbury's supermarket less than a mile away. There's a fab pub, The Open House, right on our street with a huge garden and delicious Sunday Roasts. And we're just a ten minute walk (or two minute train ride) from the North Laine and all its vintagey, independent-store charm. The oldest cinema in England is just down the road, and an awesome little farmers' market thirty seconds away every Saturday.

My husband (Bud) and I live in Brighton with our sons, Otis & Elvin, and two dogs. I worked in education and charity for 12 years, but now work at Uber. Bud is originally from Georgia, USA. He's an ex-chef and now a teacher. We spend most of our free time with family and friends. We've also turned into those 30-somethings who spend lots of their spare time donning spandex and running. Never would have guessed. We have been lucky to travel all over the world, and have lived in far-flung places including Penang, Malaysia, Laroque, France, and San Francisco, USA. We've been hosting and guesting on Airbnb for several years now. We love both sides of this. Especially since having kids, we've relished staying in beautiful places around the world that are kitted out for families. And we have had a fab time hosting people from all over the place since living in Brighton. We love telling people about all the neat little corners of the city, and chatting about anything and everything, from cultural differences to bad jokes in various languages. We will always be quick to respond to any questions you may have via email or phone. Or if we're not available because we are travelling remotely, we'll share contact information of a local friend who can help out when we're gone. Please note that we do have a dog, so although they won't be there when you are, it might not be suitable for those with allergies.
