You'll love this well-appointed, spotlessly clean room in my cozy private home. The queen size bed sleeps two. Your room is in a quiet guest area with its own private bath. We're 25 minutes from downtown Dallas; 15 from Waxahachie.
If you are looking for something more than someone's junk room with a bed in it, you will love this beautiful, spotlessly clean guest room in my non-smoking home. The bed is a US queen size, which can sleep two. The room comes with a spacious closet and dresser so you can unpack and feel at home. The private bathroom is across the hall but you will have it all to yourself. Morning coffee, tea and other hot beverages included. Triumph Aerostructures and hospital contractors are welcome. Scarborough Renaissance Fair guests and characters, and multi-gun match competitors and their gear are also welcome. I welcome most well-socialized pets, too. You must provide details in advance, and I reserve the right to say no to any pets.
A second guest room is available in case sharing a room is not an option (two unrelated business travelers, for instance) for $25/night. Please contact me with a detailed description of your needs to see if I can accommodate them. You would need to share the bathroom with the other guest in that case.
I am happy to consider stays longer than a few days. Message me with the details of your needs and what you expect from my home (kitchen and laundry use, business needs) and we can negotiate price. Before accepting a long-term stay reservation, I would need you to affirm that you had read my long-term house rules and agree to them. I can offer a month-to-month lease for long-term guests.

In addition to your room and bath, you'll have access to my kitchen for the microwave and Keurig, breakfast bar in the kitchen, laundry room and the living room. The living room has Amazon TV with Amazon Prime, Netflix and Showtime. You'll also have access to the patio with a gas grill and view of the creek at the bottom of the yard. The Keurig coffee maker and electric kettle are available 24 hours a day.

One of the pleasures of hosting is meeting new people, but everyone has a different style; I respect your privacy. I'm happy to help you find a restaurant or things to do, offer a glass of wine, conversation, face time with the dogs or stay out of your way. You can always reach me by phone, text or email if you prefer less face-to-face contact. You'll find my contact information in the house manual in your room.

I have happy, friendly dogs that are safe around people of all ages. You are welcome to have as much or as little interaction with them as you wish. They are not allowed in guest rooms. I ask that you do not ever leave the front door open to prevent accidental escapes. The gate in the entry hall is to keep the dogs away from the guest area; you, however, are always welcome in the rest of the house.
Please note that I have a separate House Rules for long-term guests. If you are booking more than a week, I'll ask you you read and affirm them.
•No smoking in the house. Feel free to use the patio for smoking tobacco only. Texas has draconian marijuana laws. Any amount up to 2 oz. can get you 180 days in jail plus a $2,000 fine. Up to 4 oz. and you're going to jail for a year. Texas does not recognize medical marijuana. For your protection and mine, don't risk it.
•Don't leave the front door or dog gate in the entry hall open. Ever. This is to prevent greyhound escapes.
•No wipes of any kind, "flushable" or not, allowed in the toilet. Please dispose of them in the waste basket. Your security deposit will cover the plumbing bill for having to clear the clog, but neither one of us want that.
•Pets allowed with certain restrictions. No pitbulls or pitbull mixes, no dogs less than 6 months old and no even mildly aggressive dogs allowed. You must disclose pets in your reservation message. The security deposit covers any damage and vet bills. The charge would be made through the Resolution Center for cleanup of vomit, urine, feces and/or repair of damage.
•This is a gun-friendly household; all guns and gear are welcome. Please lock and stow if you are going to leave them here while you are out. There is a handgun vault tethered to the bed frame that is also suitable for all small valuables. The key is on the ring with the house key.
•If you use the kitchen, please leave it as you found it. Please rinse dishes and place them in the dishwasher.
•Pet-sitting services are not included in my rate. Please crate your pet if you plan to leave him/her here when you are not at home. I am happy to assist you in arranging for a dog walker or day care for extended stays.
•Please clean up after your pet when walking him/her in the neighborhood. I have a supply of plastic bags for this purpose. Please ask if you need some. I take care of backyard cleanup for you.
•The cost to replace lost keys to house and vault will be taken out of your deposit.
I'm a transplant to Texas from California, and loving the good life in the Dallas area.
