By staying with us you agree to adhere to the Terms and Conditions outlined below.
Failure to
comply with these Terms and Conditions gives
us the right to refuse the
key, amend the rate or immediate termination of the holiday agreement. Please take the time
to read this carefully:

This property is not available for functions or parties
Holiday property check-in is available after 3pm on the date of arrival, and check-out is no
later than 11am on the date of your departure.
If you will be arriving after 7.00pm please advise the office in advance. A
Your co-operation in leaving the property clean and tidy is requested.
If the property is not
left in an acceptable state an extra cleaning fee will be charged.
Should guest arrange to extend booking dates, the guest agrees to make all payments
upfront.
All keys and remotes must be returned to the office upon check-out.

Breakages, damages and lost keys or remotes must be reported and paid for at the guest's
expense.

Unless requested pets are not permitted inside or around the
property.
A cancellation policy applies to each booking

Smoking is not permitted in our property.
Charges apply for bookings who
dishonour this clause.

Parties and functions are strictly prohibited. No outdoor music or live entertainment. The price charged is for domestic use only and
not commercial use.
Disturbance to our neighbours, including excessive noise (by law), is prohibited and may
result in termination of occupancy and total loss of Security Deposit Bond.
Council and the local community have strict requirements in regard to nuisance
noise and offensive behaviour. Please respect our local community and neighbours.
Number of guests should not exceed the number stated, unless
subsequently agreed in writing or email. This includes Visitors to the property at any time.
Fees will apply for excess guests not agreed with the owners in advance.
Any extra guests will be charged a fee of £50 per person, per night.


Credit card details supplied are held as a security bond when a booking is made along with
a specified Security Deposit Bond amount.

We accept bookings in good faith, however we will not be held responsible for
circumstances beyond our control.

Every reasonable endeavour will be made to find alternative accommodation should the
following circumstances apply:
- the holiday property is sold or withdrawn from holiday letting
- A major repair or maintenance must be carried out at the property

We had a fab (EMAIL HIDDEN)munication with luke from the very start until the end of our stay was brilliant. The house was lovely, and very very big. We couldn't use all of the space and there was 7 of us! Over all, a great Airbnb choice and if we're in the area we will definitely be booking with Luke again.

As mentioned in other reviews, this property is on the flight path out of Heathrow, we spent a large amount of time in the spacious garden, playing games and enjoying a BBQ and didn't find it a problem, and if anything, it was a talking point. The hosts were extremely helpful and friendly, without being intrusive. For the areas we wanted to visit , the location was superb, with plenty of room to park all the cars on the driveway in front of the property. The house is large, and is in effect two lots of accommodation under one roof, the internet was good, and there are plenty of "goodies and gadgets" to try. All in all we had a thoroughly enjoyable stay here, and would return and easily recommend you stay.

Ideal location for exploring Berkshire and Surrey. Easy access to Windsor and walking distance to train station. Ideal for what we wanted, i.e. a central location to explore surrounding areas. Cloae to Heathrow, so there is noise from planes, but not at night. Plane noise didn't bother us at all. The house is really large with lots of space. There was only 4 off us, but could easily have twice that number and not got in each others way. Would use again.

An amazing house with amazing hosts! Exactly as described and a pleasure to stay in such a warm and cosy environment. It couldn't have been better!! Highly recommended!!

Lovely house, spent 2 days here, hosts were very welcoming on arrival. Enjoyed our stay here. Only thing I could criticise would be that I think the house needs an updated music system, had one very old hifi a Sonos speaker or some other more modern Bluetooth/wireless speaker would've have been good. Other than that which is a very small problem it was fantastic.

Thanks for letting us stay. We had an amazing weekend here. Lovely house with 2 kitchens and 2 living rooms. Nice garden and really friendly hosts!
