This is our little piece of Paradise in the clouds of Florence which, since we are not using very often, you are very welcome to rent and enjoy when we are not there. ;) Please remember that this is a private home mainly intended for personal use and only sometimes rented to tourists so please don't expect high standards. Also please remember that, to protect the tranquillity of our neighbors, unfortunately if we receive complaints of any kind from them you will LOSE your Security Deposit money. We are sorry to force this rule on you but it is to avoid problems we've had with tourists in the past. Here are the answers to the questions that I receive more than 10 times/day (the first six 99% of the times):
WILL I SIGN A CONTRACT AND COMMUNICATE THE ID DOCUMENT? YES.
Since we declare all these rent-incomes in our Taxes Declarations I really need you to sign a Rent Contract (even if you stay only 3 days) that I will send you by eMail and you will have to sign and send back by eMail. Additionally we also need the info of the National IDs Document that you will bring in your vacation (the local authorities gave all house owners the obligation to communicate the identity of all their renters since 2012). Sorry, but if you don't complete this step within 48 hours from booking I reserve myself the right to cancel it.
IS IT AVAILABLE? YES.
You don't need to ask me. If the Airbnb Calendar shows the place as Available then you can book immediately.
WHAT 'S THE TOTAL COST? THE ONE CALCULATED HERE BY AIRBNB.
You don't need to ask me. Simply select your days of Arrival/Departure and the exact number of Group Members and Airbnb will show you the Total Cost (Deposit excluded).
HOW TO PAY? TO AIRBNB.
The Payment Method of Rent and Deposit is the one that you prefer paying directly to Airbnb (as an intermediary).
LOOSING SECURITY DEPOSIT MONEY
The Deposit Money will be returned to you 48h after your departure only if you have followed all the rules shown here below at the end. The Deposit Money is automatically credited on the day of your arrival from the same method of payment you chose during booking.
WHEN CAN I CHECK IN? IT DEPENDS.
It is very important that you tell me immediately during booking your arrival and departure times. Usually the rule is:
Arrival after 4pm
Departure before 1pm
But if you ask me in advance I will try to see if it is possible to make an exception.
IS THE "CLEANING FEE" REALLY FOR A CLEANING SERVICE? NO. YOU HAVE TO CLEAN ON YOUR LAST DAY.
What Airbnb calls "Cleaning Fee" is an amount I use only to "redistribute" the total cost to strongly discourage very short rents of 1 or 2 days. For example:
1-day Rent —> 500€ + 10€
60-day Rent —> 500€ + 600€
So for this booking it is not a fee for a cleaning service but simply part of the rent cost: As explained below you can rent this place only if you accept the obligation to leave the place in perfect order and cleanness before your departure as an obligatory condition to receive back your Security Deposit Money (which is apart and not to be confused with the cleaning fee)
ARE BEDSHEETS AND TOWELS INCLUDED? ONLY IF YOU WASH DRY THEM AT THE END.
We offer at your arrival bed sheets and towels available in the house but only at this condition: if, before your departure, you wash and dry them using the washing machine and dryer available in the house. I'm sorry, but you will lose your Deposit money if you forget to wash and dry them in case you have used them.
Since this is not a "Bed-and-Breakfast" or "Vacation-House" Activity but simply a private rent, this rent is not legally allowed to include any additional service such as: Daily Cleaning Service, Daily Bed Linen and Bathroom Towels Replacement, Food, etc... It's not that we don't want to give you these services, it's the local Law that strictly prohibits it to avoid unfair competition to the Hotel Business. ;(
If you are one of our previous guests who is coming back because you fell in love with the place and the view, know that we have followed your suggestion and the very old bathroom has finally been completely redone and it is now brand new from top to bottom! ;)
IS IT NEAR THE CITY CENTER? YES.
This is a lovely 1-Room with ENORMOUS Terrace with a FANTASTIC view of Florence at a 20-minute walking-distance (or a 7-minute public-bus-distance) from the historical Centre of Florence.
HOW MANY BEDS ARE THERE?
It has beds for only 1 person: (see photos):
1 Sofa-Bed for 1 person.
HOW MANY BEDROOMS ARE THERE? 1.
- 16m2 Bedroom.
- 2m2 Bathroom.
WHAT ARE THE APPLIANCES/FURNITURE?
- Airconditioning (Cooling/Heating)
- Remember: there is NO real Kitchen, but there is:
- Fridge with Freezer,
- Magnetic Induction Cookers (Latest technology to cook),
- Washing Machine
- 2 Kitchen-Sinks/WashBasins
- 80 liters Hot Water Tank (hot shower for as long as you want)
- Nespresso Coffemaker (You're very welcome to use it so don't forget to bring your own Coffee-Capsules ;) )
ARE THERE MANY SHOPS AROUND? YES.
The location of the house has all kinds of shops you need right next-door: many groceries, supermarkets, cafes, clothes' shops, pubs/bars, etc...
IS THERE FREE PARKING? KIND OF
In the entire city of Florence there are only two types of parking spots: the blue parking and the white parking. The blue parking has to be paid for each hour of use. The white parking instead is free but only residents are allowed to use it. If you're not afraid to get a fine from the police you can use the white parking spots which are practically everywhere. In this residential non-truistic part of the city police is very permissive about letting non-residents use the white parking spots and I have never heard of or seen any non-resident receiving a fine for this... but it is not guaranteed. Use at your own risk.
IS IT NEAR TRAIN STATION AND AIRPORT? YES, VERY.
You can reach it from Central Train Station "Santa Maria Novella" in 10min with Bus 17 or Bus 11. If you arrive from the Airport there also is a special AeroBus that will take you directly to the Central Train Station.
IS THERE AN ELEVATOR? KIND OF.
The Mini-Flat is on a 7th floor. Please consider that the Elevator only reaches the 6th floor and that you will have to climb the stairs to reach the 7th.
WILL YOU ASSIST ME? OF COURSE.
During your stay I will be constantly available for questions or assistance through The free Airbnb App downloadable in your smartphone or tablet where we can speak for free. Alternatively by phone.
HUMMOCKS, INJURES AND LEGAL RESPONSIBILITIES
Please know that the two Red and Blue Hummocks shown hanging in the second photo could be very dangerous: use at your own risk. Please also keep in mind that the Italian Law is extremely clear and specific about injuries/damage during a rent (Italian Civil Code Article 2051): you are the sole responsible for yourself and anyone else in case of injuries/damage caused by objects and places the complete control of which have been given in your hands. Before sitting on the hanging Hummocks you are legally expected to understand their risk and legally expected to check the good health of the cables hanging them (and that they are safely tied to their supports). Same thing for the dangers of a 7th floor Terrace and dangerously jumping on the other side of the Terrace Protection Fences.
HOUSE RULES AND DEPOSIT MONEY
The Security Deposit that you have authorized to Airbnb will be automatically "blocked" (not "paid") on your credit card or bank account and it will be "unblocked" 48 hours after leaving only at the conditions below. If instead you didn't follow the House Rules then the Deposit will be really paid. I am sorry about so many rules, but they are necessary to avoid problems we've had in the past with other guests:
1.If I don't receive complaints of any kind from the neighbors. it is very important that you respect the permanent neighbors by not making noise (especially at night) and using your keys instead of ringing their bells to open the street-door.
2. If you are no more the number of persons you have paid for.
3. If you have left the House "perfectly clean and tidy for the next Guests":
Leaving the House perfectly clean and tidy for the next Guests means that, in the 24 hours before your departure, you must have:
- left the bathroom "very clean",
- put all the Bedsheets and Towels that you used inside the Washer and started a washing cycle, then inside the Dryer and started a drying cycle.
swept the floors,
washed the floors,
TURNED OFF THE AIRCONDITIONING!!!
- thrown your garbage in the public garbage containers on the public street near the house,
left no food around that could attract bugs and insects,
- left the refrigerator "very clean".
- left all windows closed to prevent rain inside (but mostly birds and their poop!),
- turned off all the lights,
- washed your dishes,
- put everything (objects, furniture, …) back to its original position,
- replaced consumables when they are less then half-full (like Toilet Paper, Washer Soap...),
- returned the keys before the Check Out time.
Don't worry! It's faster than it sounds!
Please, during your booking request confirm that you have read and understood all the description of the Ad and the Deposit Rules and tell me your arrival/departure times on your first/last days and the following info below from the National ID Document that you'll bring with you. Sorry, I can't accept your booking without those confirmations. Thanks for your cohoperation! ;)
