Living Room At the heart of the property is the Living Room, a fantastic room for relaxing and socialising. A comfy armchair, positioned near the French doors, provides a lovely place to sit and relax. Downstairs Wet Room/WC Sitting between the Master Bedroom and Bunkbed Room is the small, but very stylish, Wet Room, featuring charcoal black floor-to-ceiling tiling. The room is equipped with a rain shower, WC, heated towel rail, and washbasin. Alcove shelving provides space for personal items, or you can light tealight candles to create a distinctively spa-like feel. (Note: there is a step up into the Wet Room from the hallway.) Bedroom Three (bunkbed room) Overlooking the front garden, the bunkbed room is a fabulous room for children, with lots of space to sleep and play. The room has a play table and chairs, an A-frame blackboard with chalks, a mini rocking horse and a pirate’s toy castle! It is a bright and airy room, but blackout blinds as well as curtains will ensure a good night’s sleep! The bedroom has a wardrobe with chest of drawers, which also houses the iron and ironing board. The second wardrobe is an airing cupboard where guests will find a travel cot, baby changing mat and clothes airer. Upstairs Mezzanine Sitting Area Stairs lead up from the Living Room to a mezzanine level close to the eaves of the Quail House. At the top of the stairs is a delightful seating area, with a two-seater sofa, double pouf, table and lamp. A telescope is positioned under a Velux skylight window, inviting you to view the stars in the inky blue sky, with little, if any, light pollution. (Instructions for the telescope are not available, please use with care.) Step up to a raised lawn surrounded by an impressive Cotswold stone wall (at least 5ft high), then cross the lawn to another patio furnished with sofa seating and a large gas barbecue.
Local Amenities Shopping for Essentials Sandford St Martin is a beautiful but tiny Cotswold village, and so, as with many tiny villages, it does not have a pub or shop; however, there is a village shop in Middle Barton, just 1 mile away – great for an emergency pint of milk, loaf of bread and eggs. Affectionately known by locals as ‘Chippy’, the town is now very much a bustling hub of culture; its thriving retail and culinary scene attracting visitors from all across the Cotswolds. Just outside the town sits Bliss Tweed Mill, an impressive display of 19th Century manufacturing prowess, immediately recognisable by its iconic dome-based chimney, which makes it look more like a lavish mansion than a tweed mill. An impressive Cotswold stone barbecue, for which the kitchen/dining room window acts as a serving hatch, can be used in all seasons.
The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

Renovated in 2018, the Granary is the third of three unique conversions of 17th Century farm buildings in the grounds of an historic old vicarage in tranquil Little Tew, on the edge of the Cotswolds. The Granary offers luxury, private and comfortable accommodation for a couple to use as a base to laze or explore.
The Granary is the conversion of a 17th Century Cotswold stone grain store, offering accommodation over the first and second floors. External stairs with views over the surrounding fields lead up to the Granary’s own front door. This leads straight into a fully equipped kitchen/dining room, featuring Belfast sink, dishwasher, induction hob, electric oven and all the equipment you could need to cook up and eat a feast; with views over the Granary’s dedicated garden, the dining table will comfortably seat four. Two steps, then passed the internal oak stairs through to the cosy sitting room with wood burner and plenty of logs. Flop into the sofa and doze the day away, watching the fire, the smart tv or listening to music via your device on the Bose speaker. Alternatively pen your first novel at the desk/daydream whilst enjoying views over the walled garden. If all this proves too much, head up the stairs to the King size, white linen bedroom nestled in the eaves. Once again totally private yet with views over the walled garden and surrounding countryside rural remedy is assured. A landing with wardrobe two more steps to a laundry cupboard, with washer/dryer leads you to the luxurious bathroom with freestanding cast iron bath and loo with a view to complete the accommodation.
Easily accessible from North and South but off the beaten track, Little Tew is a small village on the edge of the Cotswolds. Discover postcard perfect Cotswold towns and villages including Burford, Stow on the Wold and neighbouring Great Tew with chocolate box cottages and the local pub the Falkland Arms. Very close, yet far enough away from Soho Farmhouse dependent on how you see it. Well situated to learn more about academic and historic Oxford. Stately days out at Blenheim Palace. Some big name retail therapy at Bicester Village. Spa treatments and organic food from the worlds smartest farm shop at Daylesford. There's much to see if you want to get out there and plenty of home comfort if you don't.
  • Nós amamos a nossa estadia no celeiro.

A unique and beautifully designed barn with a large, open plan living area and a mezzanine sleeping deck. A recently built and timber clad, giving it a rustic and original feel. The barn comes with its own private landscaped terrace, providing excellent views over the fields beyond. Situated in the idyllic Cotswold village of Little Tew, a stone's throw from Soho Farmhouse.
There is a mezzanine sleeping deck with lovely round window looking over the orchard and fields beyond. This is accessible by ladder only, so please do not book this if this is at all challenging for you. The barn was designed to mimic a traditional barn with double crittal windows on opposite sides, allowing wonderful views and lots of natural light. The space downstairs has a long central table with a well-equipped kitchen area (comprising all the usual appliances) and a wetroom with a colourful encaustic tiled floor. The other end has a large comfy L-shaped sofa to relax on. There is a sound system which you can plug in any device and Sky, Netflix, Spotify etc are all accessible through the TV.
Little Tew is a pretty, quiet village in the Cotswolds. It has no shops or pub, so it is best to have some form of transport.

About the village The quiet and quaint Oxfordshire village of Swerford sits on the River Swere, four miles north-east of Chipping Norton. The hustle and bustle of the more popular Cotswold towns and villages has by-passed Swerford, perhaps why it is so well-preserved and picture-perfect. The village was first recorded in the Doomsday Book (1086) when Robert D’Oyley (a Norman who accompanied King William during his invasion of England) became the local landowner. The remains of a 12th century motte and bailey castle is open for visits, as well as the 13th century St Mary’s Church - partly built from stones taken from the castle. Often referred to as a ‘village in two parts’, Swerford’s Church End and East End are separated by a mile of countryside known as ‘Between Towns’. Hillside Cottage is in East End. Walkers will enjoy the easily accessible network of local footpaths, including one direct from Hillside Cottage to The Boxing Hare, and a 2.5-mile walk to the pretty village of Hook Norton. Hooky, as it’s affectionately called by locals, is well known to beer enthusiasts for its Victorian Tower brewery and delicious brews. Daily tours of the Hook Norton Brewery provide a chance to sample Hooky, Haymaker and Cotswold Pale beers - visitors may also like to eat breakfast, lunch or light meals at the Malthouse Kitchen Café and visit the free museum. Country lovers who prefer to visit the busier Cotswold towns, but stay in a quieter setting, will enjoy Hillside Cottage and Swerford’s rural charm. Sightseeing & Activities Swerford is less than 10 miles from several towns and villages, including Banbury (8.5 miles), Chipping Norton (5.3 miles) and Hook Norton (1.8 miles). The centre of Oxford is a 45-minute drive away (a handy Park & Ride is a 42-minute drive away), while several other well-known Cotswold towns and villages are within 20 miles, including Bourton-on-the-Water (17 miles), Stow-on-the-Wold (13 miles) and Moreton-in-Marsh (12.5 miles). Hillside Cottage is also conveniently located for visits to Bicester Village (18 miles), the designer outlet shopping centre, and Soho Farmhouse (4.5 miles), a popular wedding venue. Kate and Carl weclome you to Black Barn Cottage, a comfortable, ground-floor studio with en-suite facilities built in 2017. It's an ideal base for visiting the Cotswolds, Oxford, Blenheim Palace, Silverstone and Stratford-upon-Avon, or relaxing after a day's shopping in Bicester Village. The cottage is located on our smallholding at the edge of the picturesque village of Steeple Aston.
We have designed and furnished Black Barn Cottage with your comfort and convenience in mind. Much of the work has been carried out by local crafts people and we have used reclaimed materials where possible. Prepare a meal from tasty local ingredients, then relax in front of a film, or curl up with a book in the cozy sitting area. Please let us know if you prefer 2 twin beds, or a double bed.
Steeple Aston is an ancient settlement with roots going back to Roman times, maybe earlier. Today, with a population of around 1,000, it is a busy village with plenty to see and do. The village has its own shop and Post Office, Harris Stores, and a traditional pub and restaurant, the Red Lion. Steeple Aston is surrounded by the farmland of the Cherwell Valley, where many footpaths and bridleways provide access to beautiful views across the water meadows where the river, the Oxford Canal and the railway come together. Keen cyclists will enjoy the undulating landscape. There is plenty of wildlife to be seen. Kingfishers can be spotted by the river and canal and a wide variety of birds visit our smallholding and the surrounding fields.

Gladstone Cottage is a beautiful and spacious, 4-double bedroom, 4-bathroom home, with 2 reception rooms, a fabulous kitchen and dining area, extensive garden and an inviting outdoor entertaining area. The original mid-1750s cottage, with its snug with inglenook fireplace and exposed beams, has been lovingly renovated and is perfectly complemented by a new extension that includes a large living room with a bar. Parking for 5 cars, a pub next door and another lovely pub just a mile away.
Gladstone Cottage is a cottage of two parts, with the original rooms dating back to the 1750s and a modern extension added in 2015, providing the perfect combination of history – exposed beams, flagstone flooring, and an inglenook fireplace - and every modern facility and convenience a family or group of friends would need for a Cotswold holiday, including four bathrooms - two with a bath and shower, a bar and two reception rooms, both with TVs. The cottage is conveniently located on the A361, mid-way between Banbury and the popular Cotswold town of Chipping Norton, both 7 miles away. A pretty English country garden wraps around the cottage from the roadside, providing a tranquil setting for guests to relax and entertain in. The River Swere forms the end boundary of the garden, where guests will find a wooden bench, making it an idyllic spot to sit and watch the water flow and the birds and bugs dart about. There is a beautifully maintained patio, with a round table and seating for 8, positioned under a majestic magnolia tree adorned with fairy lights, making it a magical spot on a summer’s evening. Two outdoor sofas and a coffee table are also provided on the patio, the perfect spot for planning a walk or enjoying the evening sunshine. Conveniently positioned as you step out of the dining area is an abundance of fresh herbs, including mint, sage and thyme, which guests are welcome to use for cooking! A path leads from the upper garden to a garden gate; head through here to walk to the Duck on the Pond pub next door. To the side of the cottage is a large private parking area with space for five cars. South Newington is a delightful village, with pretty cottages and houses built of local limestone. It dates back to Anglo-Saxon times and is mentioned in the Domesday Book. Access to this area is the sole responsibility of guests and the owners will accept no liability whatsoever from any accidents that may occur due to the use of the ladder or mezzanine area. Up the staircase from the Snug (take care the stairs are quite narrow and do not have a handrail) to Bedroom 3 and 4 Bedroom Three This double ensuite room, tucked away from the main part of the cottage and sitting above the Snug, has a country cottage feel, with highlights of a soothing heather colour. The bedroom features a double, brass bedstead, two large, pine wardrobes to either side of the bed, an antique pine chest of drawers and bedside chest of drawers with reading lamps and polished wooden floorboards. A large cupboard acts as a storage space or airing cupboard, as it has its own radiator. The ensuite shower room has a corner shower, WC and basin with a mirror and shaver’s point. Bedroom 3 and 4 do not have underfloor heating, instead they are heated via radiators with thermostat controls. Bedroom Four Mind your head as you take a small step down into the smallest, but sweetest, bedroom in the cottage, featuring a four-poster mahogany double bed. Though small, this bedroom has a double wardrobe, bedside tables and a large mirror. Bedroom four uses the Family Bathroom, just down the stairs, as its ensuite. Outside As you turn off the main road onto Gladstone Cottage’s driveway, you’ll be greeted with a lovely view across the immaculate parking area to the lawn, flower beds and the little River Swere, which forms the bottom boundary of the garden. A wooden bench has been thoughtfully placed by the river making it an idyllic spot to sit and watch the water flow and the birds and bugs dart about. To the left of the parking area (suitable for up to 5 cars) is a wide and beautifully maintained patio, with a round table and seating for 8 – all positioned under a majestic magnolia tree adorned with fairy lights, making it a magical spot on a summer’s evening. Also arranged on the patio are two outdoor sofas and a coffee table, the perfect spot for planning a walk or enjoying the evening sunshine. Conveniently positioned as you step out of the dining area is an abundance of fresh herbs, including mint, sage and thyme, which guests are welcome to use in their cooking! A path leads from the upper garden to a garden gate; head through here to walk to the Duck on the Pond pub next door. Outdoor, motion sensitive lighting is located along the paths, guiding guests to the patio and front entrance.
South Newington is a delightful village, with pretty cottages and houses built of local limestone. It dates back to Anglo-Saxon times and is mentioned in the Domesday Book. The village has a very fine church of considerable size dating back to Norman times, which is dedicated to St Peter ad Vincula ("St Peter in Chains"), only one of 15 in England to be dedicated in this way. Back in the 18th Century the village had four pubs; today, just one, The Duck on the Pond (originally The Wykeham Arms), survives and is very conveniently located next door to Gladstone Cottage! South Newington is halfway between Banbury and Chipping Norton on the A361 road, 7 miles to either town. Banbury is a market town, not known for tourism; however, it is a town with supermarkets, a small shopping mall and a main line station with regular trains to London Marylebone. Local amenities Food Shops The nearest small general store is 0.8 miles away in the village of Milcombe, where there is also an excellent pub called the Horse & Groom. The shop is open from 7am to 8pm Monday to Saturday and between 8am and 6pm on Sunday. There is a Co-op store 2 miles away in Bloxham. Nearest Supermarkets are Morrisons (Banbury) 6 miles, Sainsburys (Banbury) 6 miles Aldi (Chipping Norton) 7 miles away, Aldi (Banbury) and Tesco (Banbury) both 7 miles. Eating Out Here is a list of some places the owners recommend you try: • Duck on the Pond - next door • The Boxing Hare - 2 miles drive from South Newington on the road to Chipping Norton. • The Falkland Arms - in Great Tew • The Horse and Groom - in Milcombe • Sheesh Mahal in Banbury – the best Indian restaurant around • Thai Orchid in Banbury

Perfect (sanitised!) place to take cover. I am in isolation at the moment as I am 6 months pregnant but I can honestly say - it's not so bad! We are surrounded by beautiful countryside and walks where you can while away most of the day and won’t see a single soul! Bring some bikes and explore the glorious countryside that surrounds us. Great Tew Cricket Club is a wonderful spot for an outdoor HIIT session - with no one else using it. Local pubs are also offering great takeaways and deliveries.
Don't be put off by the exterior as this private annexe has a lovely bedroom with king size bed, sofa bed, and flat screen tv. There is a kitchen with oven, hob, kettle, toaster and fridge, a small living room with table and chairs and a sofa bed. A shower room plus toilet, sink, washing machine and tumble dryer We are working on a private south facing sun terrace for you at the back of the annexe, should be completed in 2 weeks We are located in between the quintessential village of Great Tew and Little Tew. Soho Farmhouse is within walking distance on a nice day. It takes 35-45 minutes across the fields. Surrounded by beautiful countryside and lovely walks all around. Takes less than 10 minutes to walk to the famous Falkland Arms pub in Great Tew. It's a cosy stay in an amazing location. The space is attached to our house, the annexe's hall has a door through to our kitchen which will be locked from our side. It is ideal for 2 people staying We can accommodate more people if needed
Beautiful location surrounded by lots of lovely walking and biking routes. The Great Tew cricket club is a short walk - great for an outdoor hiit session! The village green is always empty and has benches for some picnics. The Boxing Hare in Swerford, The Crown Inn in Church Enstone, The Thai Shire in Chipping Norton, The Tea Set in Chipping Norton, The Straw Kitchen in Wiggington and The Plough in Kingham are a few of the wonderful local places that have changed the way they serve and are offering takeaways or deliveries. On the 30th March Great Tew Village will welcome a new cafe- Quince and Clover. They offer super healthy and delicious salads and stew pots to take away. Along with coffee and cake and the most incredible ice cream. There are benches outside so you can grab your goods and have a little picnic!
