Bewl Water, Bedgebury Pinetum, Battle Abbey, and Bodiam Castle all only 10 mins by car. We have an abundance of National Trust properties within easy reach, with the pretty towns of Rye and Hastings only 30 mins away. We are dog friendly and have wonderful walks close by. Great for couples or single occupancy, room for a cot too.

The Lodge at Lower Barn Farm is a quirky, rustic, converted barn designed with recycled materials sourced from the farm, which makes for an ideal rural getaway. 70 acres of rolling country side and wooded grounds on the Kent and Sussex borders, complete with idyllic fishing lakes, are just waiting to be explored. Mulberry Studio is a one-bedroomed studio with a double sleigh-bed, TV/Wi-Fi, microwave combination oven, fridge and hob. The Hopper Hut self-contained accommodation

The Hopper Hut originally served as temporary accommodation for hop pickers. It used to house up to four families from London on their working holidays. Today, following extensive restoration, the unique square building welcomes visitors once again. Nestled on a working farm in an Area Of Outstanding Natural Beauty, it offers sweeping views of Bewl Water reservoir and surrounding farms. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
